Tenancy Basics

All of our properties are let on an Assured Shorthold Tenancy basis. We use a clear and concise contract, written in plain English. The document covers two sides of A4 paper only! The agreement has been inspected by solicitors on behalf of students at Nottingham University and Nottingham Trent University, as well as a number of independent experts. A sample contract is available for prospective tenants on request.

All properties are let as a whole to a group on a joint tenancy agreement, where each student signs the contract. The tenancy typically runs from 1st September until 31st July the following year, with a retainer equivalent to half rent payable during August. Tenants are not permitted to stay in the property during August, as this is the period used to ensure that any repairs and improvements are completed before new tenants move in. Tenants staying on for a subsequent year are welcome to remain in the property during August.

Deposits

A damage deposit is paid at the start of the tenancy, currently £225 per person. This will be returned at the end of the tenancy (within 14 days) as long as the property has been returned in the same good and clean condition as at the start of the tenancy, fair wear and tear excepted. FBL Property support and comply with the new Tenancy Deposit Protection Scheme.

Bills

Tenants are responsible for utility bills, such as electricity, gas, water and telephone etc. Full time students are exempt from Council Tax.

We also offer the option to include all utility bills for an additional £10 per person per week. You still only pay for what you use, as we will refund/reclaim any difference at the end of the Tenancy. Just ask for more details.

Any other charges?

No! We don’t charge ‘admin fees’, ‘reference fees’ or any other dubious ‘charges’.

HMO Licensing

Our properties with 5 or more bedrooms over 3 or more storeys are subject to mandatory HMO licensing, which we fully support. We hold licences for all such properties.

Unipol DASH Code

The aim of the Unipol DASH (Decent and Safe Homes) Code is to enable Owners and Tenants to agree a set of undertakings about how they wish to do business with one another. Before being admitted to the scheme, properties must meet a number of criteria relating to Health and Safety, Amenity Levels and Management Standards. The scheme has the approval of the University of Nottingham and the University of Nottingham Students Union and Nottingham Trent Students Union. We fully support this initiative and have been accredited by Unipol and are members of the Unipol DASH Code.
